Rental Application Agreement Form

 

All applications must be filled out completely.  Applications are denied for false information, bad credit, judgment(s), negative and/or lack of rental references, negative criminal history, or too low income to rent ratios. This application and any copy of credit reports or information will not be returned and/or released to the applicant.  We will let you know if you have been approved or denied over the phone but in the case of a denial you will receive a denial letter in the mail with credit agency contacts.  As stated before your application must be filled out completely, including your current address in case a denial letter is to be mailed out to you.

The application fee is $25.00 per person over the age of 18. ALL APPLICATION FEES ARE NON-REFUNDABLE WHETHER YOU ARE APPROVED OR DENIED. A copy of a valid driver’s license or ID card is required for all applicants including co-signers.

Applications are subject to acceptance by the owner. Properties are presented in accordance with Federal Fair Housing Laws. If found to be qualified, deposit must be paid within 24 hours to hold property (for up to 14 days), and the rent must be paid prior to taking possession. If applicant declines to rent the property the deposit will be refunded, less the daily rental rate for each day held, taken as liquidated damages.

In the event that legal action or arbitration proceedings are taken to enforce any of the terms listed above and/or on the rental application, or to protect those rights provided by law, the prevailing party shall be entitled to receive reasonable attorney fees and legal costs.
